THE HOME BUYING PROCESS

Congratulations on your decision to find a new home! Whether this is your first or tenth home purchase, we know how daunting the process can be. As you can imagine, each purchase will be slightly different. Below are the general steps that tend to remain the same for every purchase, to provide a generalized overview of what to expect the process to look like

Go Under Contract

The first step in this journey is to speak with a lender of your choice. Your lender will be able to complete a cursory review of your finances in order to provide you a Pre-Approval Letter. This lets you know what your budget is while shopping for a home, allowing us to better tailor the search to fit your needs and price point.

Here comes the fun part - looking at homes! Once we have narrowed down your search to your favorite picks, the time has come to view them in person. We try to schedule showings in the same day for you, so that you can view and compare each house while details of each one are still fresh in your mind. None of them speak to you? Don't stress - this process sometimes requires a couple sets of showings until we find you the perfect house! 

Once you find the home that is right for you, we begin offer negotiations with the Listing Agent and Sellers. Once negotiations are completed, it is time to sign and escrow the official contract. Congratulations - you are officially Under Contract!

Closing

One of the first steps we advise you complete once we are under contract is to complete your property inspections. These allow you to gain thorough knowledge about the property, as well as the condition and any safety or code hazards that need to be addressed. 

If you are working with a lender on financing your home purchase, the appraisal is one of the final hurdles to clear as we get close to closing. The lender will have a licensed Appraiser complete an appraisal of the home, confirming that the value of the home matches (or exceeds) the contract price, and to ensure the condition of the home qualifies it for the loan.

We made it! We are now at the closing table, signing the documents that make you an official homeowner! Once both you and the Seller have completed your closing process, the file "funds" - and we get to give you the keys to your new home! This is our favorite step!
